Welcome to Biennale 2, a large and bright 71 m2 apartment, perfect for comfortably hosting up to 4 people + extra bed on request. Located in the heart of Venice, along Salizada Sant’Antonin, a stone’s throw from Ponte dei Greci, it enjoys an enviable position: 8 minutes on foot from Piazza San Marco, 10 minutes from the Biennale, a short distance from the Arsenale and San Zaccaria stops.

Recently renovated and carefully furnished, it offers spacious and bright spaces, designed to guarantee maximum relaxation in an elegant and functional atmosphere.

Equipment and spaces:

• Large living room;
• Spacious kitchen equipped with: dishwasher, microwave oven, refrigerator, toaster, kettle, American coffee machine and espresso pods;
• Two double bedrooms, each with a fitted walk-in wardrobe: one with a private en suite bathroom,
• Two bathrooms both equipped with large and modern waterfall emotional showers;
• Smart TV in every room, with access to Netflix, Prime Video, Infinity, through your account;
• Free Wi-Fi, independent air conditioning and heating, mosquito nets on all windows;
• Laundry room on the ground floor, with washing machines, dryers, ironing board and iron;
• Luggage storage available, to enjoy Venice even after check-out;

 
The apartment is located on the second floor of a historic building from the 1700s, without a lift (like most Venetian buildings).

To ensure a pleasant environment for all guests, smoking and pets are not permitted inside the apartment.
 

CHECK-IN

• Our staff will be available to welcome you at the apartment by appointment, between 15:00 to 19:00, no later.
• Self check-in is NOT available.
• We will be happy, if possible and upon advance request, to allow you to leave your bags in the apartment before 3:00 pm, so you can start enjoying Venice as soon as possible.
• You can leave your luggage and collect the keys, but we inform you that the apartment will be fully available to you starting from 3:00 p.m. During this time, it will not be possible to use the bathroom, as the accommodation may still be being prepared.

 
Upon arrival you will be asked to sign a short-term rental contract for tourist purposes, according to Italian law 431 of 1998, regularly translated into all languages ​​and to provide a copy of your valid identity document.
 

SPECIAL LATE CHECK IN REQUESTS

Arrivals between 19:00 and 21:00 (and not later than that time) are only possible upon advance request at the time of booking and subject to our confirmation.

In case of acceptance, a supplement of €50 will be applied for late check-in.
 

CHECK-OUT

• Check-out is by 10:00.
• You can leave your luggage in our storage room.
• Important note: the building does not have a lift.

HEATING AND ITALIAN LEGISLATION

Heating is regulated by the Presidential Decree of 26 August 1993, n. 412.

For Venice (climate zone E), heating can be turned on from October 15 to April 15. The internal temperature can be adjusted between 18°C ​​and 22°C, with a maximum of 14 hours per day, according to the following permitted time slots:

• 6:00 am to 11:00 am
• 2:00 pm to 4:00 pm
• 6:00 pm to 12:00 am

 
If the radiators are cold outside these bands, it is to comply with current regulations. The boiler is however set to always maintain at least 18°C ​​inside.
 

EXTRA COSTS TO BE PAID UPON ARRIVAL

• Final cleaning: €60
• Tourist tax: €4 per person per day (up to 5 days), according to municipal regulations
• Heating supplement (from 15 October to 10 April): €15 per day
• Security deposit refundable at check-out, after verification of the accommodation: €100 (up to 2 people), €150 (over 2 people)

AIR CONDITIONING

Available from April 15th to October 15th. It is not active outside this period.
 

KEYS

Guests will be given only one set of keys.
